Who is TOD in Metro Denver?

DRCOG’s Who is TOD in Metro Denver? study is the first in the region to benchmark how people’s attitudes, perceptions and behaviors are changing as transit-oriented development (TOD) takes root. The comprehensive effort includes data from separate surveys of businesses, employees and residents.

We Are Here:

  • A substantial number of people in metro Denver are attracted to the benefits of living and working in transit-oriented communities.

  • The Resident study identified three major residential market segments, based on how respondents ranked a list of 39 neighborhood and housing characteristics. The three segments are called Access-Focused (26 percent), Car/Home-Focused (56 percent) and Cost-Focused (18 percent).

  • The Access-Focused segment places high importance on being able to walk to neighborhood amenities and wants easy access to downtown. These respondents also want to live in neighborhoods with diverse ethnicity, age, income levels and housing.

  • The Access-Focused segment also represents 26 percent of all households in the metro Denver area and 35 percent of the households intending to move within the next two years.

  • The Resident survey also tells us walking is not only the most-used travel alternative, but the most desired alternative for people to get around. Being able to walk to destinations is more important to Access-Focused residents than proximity to rail transit
